Zillow uses an algorithm for its Zestimates that takes similar home sales in your area and public data into account. A true valuation is much more complicated.
For example, we recently had a client with a beautiful property that was actually priced too high based on comparable sales nearby. However, a busy road nearby meant the sellers would have to adjust the valuation.
It’s good to have an agent come out and do a comparative market analysis for you after looking at all aspects of your property. There’s just no way for Zillow to account for all the things that give your property its value.
Zillow is a great tool to get a general idea of what your home is worth, but you really need to get an agent out there to get a truly accurate assessment of your property.
