Did you know that winter is actually the best time to sell your home? There are two main reasons for this.
The first is that almost everybody tends to wait until spring to list their home—the weather is better and some people would rather move in the summer when the kids aren’t in school. However, waiting until spring means you’re waiting until everyone else lists their home. You’ll face far more competition in the spring, and as the laws of supply and demand tell us, when there are more sellers on the market competing against one another, they need to price more competitively (lower) to get their home sold.
In the winter when there is less supply for you to compete against, there is greater demand for your home. This is especially true this year in the Grand Junction real estate market.
Last year at this time, we had nine months of inventory available on the market, meaning that it would take nine months to sell all the available homes on the market at that point in time. This year, we only have about four months of inventory on the market. That’s about a 53% decrease in inventory for buyers to choose from.
Simply put, there are not enough homes on the market to meet the demand of buyers looking to purchase your house.
